This rare property on Herring Creek Farm is set on 4 private acres with pond frontage and ocean views and includes rights to a private Atlantic beach. The Farm is stunning, a window into an earlier Vineyard life, home to grazing horses, sheep, goats and alpaca. Nestled in the woods and overlooking both the water and the farm is a 4 bedroom home that is light and bright with a substantial deck and plenty of open space to gather and appreciate the ocean views and setting. The property features water frontage on Crackatuxet Cove, a pond where one can launch a kayak to paddle across Edgartown Great Pond to another ocean beach, or to just pause to observe the natural wildlife that abounds on the pond. It is a short walk or take a golf cart down a small private road to the broad stretch of private Atlantic Beach that is reserved for exclusive use of Herring Creek Farm residents. Permissions are in place with the Conservation Commission to broaden the view channel to increase the view of the cove and ocean beyond. Expand the existing house or utilize the site plan for a proposed building envelope engineered to illustrate where a new house might be placed to optimize the view. With only 15 property owners and a total of 215 acres, much of which are open fields held in preservation by the Nature Conservancy, this experience is forever, and the setting is truly one of a kind.

Jim Wallen

Jim has lived on or visited Martha’s Vineyard beginning at the age of 3 months when my family rented a cottage in Gay Head (Aquinnah). My first memory is the arc of the the three white lights and one red light of the Gay Head light reflecting into my bedroom. My family built a vacation home in Lobsterville in 1956 where I spent most of my childhood summers. After graduating college and a few years in New York I moved to the island form my first winter in 1970. Over the next several years I worked on construction projects, became a yacht delivery captain and shuttled back and forth between this island and various Caribbean ones seasonally, followed by nearly 20 years primarily in the Caribbean sailing, boat building and house building. From 1995 to 2001 I managed an air ambulance company in Nassau, Bahamas. I moved back to Martha’s Vineyard in 2001, built a house in Aquinnah and started a new career in property management. I became an associate at Feiner Real Estate in 2009. I have been married to Kathleen Smith for 30 years and have 2 sons, Nicholas 31 and Zachary, 30.
